These are the legal and practical documents Be-atiz will need as the platform develops. They are written as a product framework and are drafts for review by a qualified lawyer, not final legal advice.
Draft statusBefore real bookings, payments or user accounts go live, Be-atiz must replace the bracketed details and have the applicable documents reviewed for the company’s launch country and each property’s location.
01 · FOR GUESTS
Guest Terms
Guests must provide accurate information, respect the property and follow the confirmed house rules. A request is not a confirmed booking until Be-atiz or the host confirms it.
Use the accommodation lawfully and only for the agreed guests.
Respect neighbours, quiet hours, belongings, animals and safety instructions.
Report urgent damage or safety concerns promptly.
Do not discriminate, harass, threaten or misuse the platform.
Cancellation, refunds and charges must be shown before commitment.
02 · FOR HOSTS
Host Terms
Hosts must have the right to offer the property and must give complete, accurate and current information.
Confirm ownership, management authority or permission to host.
Comply with permits, registration, tax, tourist-accommodation, fire, health, safety and occupancy rules that apply locally.
Disclose cameras, shared areas, accessibility limits, hazards, animals and material restrictions.
Keep availability, prices, photographs and amenities accurate.
Never discriminate unlawfully or cancel in a misleading or retaliatory way.
Maintain suitable insurance and respond to safety incidents.
03 · FOR EVERY LISTING
Property Rules & Guest Information
Each listing should display these items before a guest commits. Be-atiz should turn them into a structured checklist rather than hiding them in a long paragraph.
Check-in and check-out times
Maximum occupancy and sleeping arrangements
Children’s safety information and age limits
Pet types, sizes, numbers and fees
Smoking, parties and noise rules
Pool, balcony, stairs and fire-safety warnings
Accessibility measurements and limitations
Internet speed and workspace conditions
Deposits, damage and additional cleaning
Cancellation and refund conditions
Emergency contact and local services
Local taxes, registration and required documents
04 · DATA
Privacy & Cookies
Be-atiz will need a Privacy Policy explaining what data it collects, why it collects it, how long it keeps it, who receives it and what rights users have. This includes guest details, children’s ages, pet information, accessibility needs, messages, identity checks and payment information.
Collect only information necessary for a stated purpose.
Give users clear privacy information before collection.
Provide access, correction, deletion and objection routes where applicable.
Use a separate cookie-consent mechanism for non-essential cookies.
Document processors, transfers, security and breach procedures.
Required before launch: legal entity, data controller, contact address, privacy contact and retention schedule.
05 · THE PLATFORM
Platform Terms
These terms explain what Be-atiz provides and what it does not promise. The final document must define whether Be-atiz acts as a marketplace, booking intermediary, agent or accommodation provider.
Commission, membership, verification and protection fees.
When a contract exists between guest, host and Be-atiz.
Payments, invoices, taxes, deposits and chargebacks.
Listing verification, ranking, compatibility scores and honest warnings.
Content ownership, reviews, complaints and removal of unlawful content.
Service limitations, maintenance, suspension and termination.
06 · TRUST
Safety, Complaints & Disputes
Be-atiz should make responsibility visible instead of promising that every stay will be perfect.
Emergency guidance and local emergency numbers
Human support for serious incidents
Relocation or cancellation process when an essential promise fails
Medical, veterinary and safeguarding escalation routes
Complaint submission and response times
Dispute resolution and applicable law
Reporting of discrimination, fraud, abuse or unsafe conditions
Appeal route when a listing, review or account is removed
Required before launch: registered company name, address, contact email, governing law, courts or alternative dispute body.
07 · FAIR ACCESS
Accessibility & Inclusion
Be-atiz should publish truthful accessibility measurements and prohibit discriminatory conduct. “Accessible” must never be used as a vague marketing adjective; the listing should show the actual entrance, door, bathroom and step measurements.
08 · COMPANY DETAILS
Imprint / Legal Notice
Before launch, this page must identify the legal operator of Be-atiz, registered address, company number, VAT details where applicable, authorised representative and contact information.
Choose the launch country, establish the company structure, identify Be-atiz’s role, obtain legal advice, complete the policies above, translate them accurately and require users to accept the applicable terms at the correct moment.
